Government land records are used to distinguish ownership over a specific piece of land. We all know that the Government is the sole owner of the land located within the United States. All land in all actuality is bought or sold from them. Companies take over the land these companies which are known as real estate companies, buy the land from the Government to build homes or buildings on. Once the land is purchased from the Government it becomes property of the person who purchased it.
The person who purchases the land from the Government signs a piece of paper known as a deed. This deed gives that particular person ownership over the premises. The person must pay the Government a certain amount of money to maintain the land that they purchased. If they were to build a home on the land, this is considered paying a mortgage. The Government will file the deed to the property which is the land record, that states that the property is no longer theirs but the purchasers instead.
The Government land records are then stored away for safe keeping. Although the person does have ownership of the land as long as they pay their payments on time, the Government still has a say in what can be done on the land. If the person that owns the land were to default in their payments, the Government has the right to seize the land, and do as they wish with the property. The main objective of the land records is to give both the person entering into the contractual agreement and the Government documentation showing where their land begins and where their land ends.
Since North America is part of a democratic Government, whatever you choose to do on your own land is your business. The Government keeps the Government land records so they can keep up with the expansion in their country. The Government can assure that everything that is resting on their land is in the right place and abides by the laws as set fourth by the constitution. People love the fact that the Government has these land records instilled, it stops any confusion as to who owns what piece of land, and draws a blueprint showing where your land begins and ends.
Everything that the Government does is properly documented. Government land records, although not available for public view can be obtain by the property owners of the land. It's a good idea if you are looking to purchase a home to get the land records so you know how far your jurisdiction lies. No one would want to plant a tree or drill a whole on someone else's property. The records are not just to help the Government, but they are also used as a way to help the people.
